Our 4-season cottage nestled in the hills of Chertsey Quebec. From Dorval, the journey is 75 minutes (105 km). With tons of snow in the winter it is strategically located near 4 ski resorts (St-Come, Garceau, the Reserve and Montcalm). Lots of activities to do: spas, snowmobile trails / mountain bikes and nearby national parks (Tremblant and Oureau). The cottage has access to a private beach and has a private dock on Lake Lise and has 13km of private hiking trails on the banks of rivière Oureau Enjoy little nature hikes around our cottage. There is an outdoor fireplace where you can light a fire (the wood is not provided and must be bought locally). There is also a four-season hot tub for you to relax in and a private dock. You have access to the entire cottage with its 13KM of hiking trails. There is also a private beach 300m away. A quick reminder that this is a servitude to access the lake (absolutely no motorized vehicles allowed) and that you are passing through the property of my neighbors. So please keep the noise to a minimum. Enjoy the peddle boat and solitude the area has to offer. 1. General regulations • The renter assumes full responsibility for the people to whom s/he allows access to the Cottage during the period of the stay. They must, at all times, behave in a manner that does not disturb the residents of nearby buildings. • Receptions or similar events are prohibited, as well as all commercial activities. • Excessive music or noise that may constitute a nuisance to the neighborhood is prohibited, especially between 22h00 and 07h00. • In order to ensure a peaceful environment, a curfew must be observed as of 01h00. All outdoor activity should cease at this time. • Fireworks and/or camping (tent, RV) are strictly prohibited. • The maximum number of vehicles allowed on the Cottage property is 4. • The maximum number of people allowed on the Cottage property is 10. • No parking in the public road will be tolerated (1000$ fine based on city bylaw). • When the cottage is occupied during the stay, a person 18 years of age or older must be present at all times. • Smoking (including e-cigarettes) is strictly prohibited inside the Cottage and the veranda and within 2m of any door. • No pets are allowed inside the Cottage at any time. • It is forbidden to bring weapons, including pellet guns, inside or outside the cottage property. • All illegal drugs are prohibited inside the cottage or on the property. • The renter agrees to use the furniture and objects furnishing the cottage only within the Cottage and for the purposes for which they are intended. It is strictly forbidden to transport them outside of the cottage. • Upon departure, the renter agrees to leave the cottage and the property tidy, as well as to return all the furniture and accessories to their original locations. A fee, to cover cleaning or replacement costs, will be withheld from the security depot for any furniture or accessories that are broken (beyond what can be expected through normal use) or are unreasonably dirty. • Any deterioration of the property or its landscaping by the renter or by his/her guests will be completely returned to its original condition at the renter’s expense. • A renter who notices a defect or equipment malfunction during his/her stay should notify the owner immediately so as not to be held responsible. • For security and oversight purposes, the cottage is protected by an alarm system and two video surveillance cameras, clearly visible outside the building. • If the renter fails to comply with these regulations, the landlord reserves the right to terminate the rental and evict the renter and the occupants immediately. In addition, if the renter fails to comply with the regulations, the landlord will retain any money and deposits paid to him and reserves the right to seek restitution for any damages and additional costs incurred. The owner reserves the right to access the cottage at all times to check on the condition of the premises, subject to providing advance notice. • The renter cannot transfer his rights under this agreement or sublet the cottage. • If the renter fails to depart the premises at the agreed upon time, additional charges may be levied, and the security deposit will be forfeited. 2. Septic system • The renter should refrain from disposing of objects or substances in the sinks, toilets, bathtubs and showers likely to clog the pipes (fat, food, etc.). • Since the cottage is equipped with a septic tank wastewater treatment system, it is strictly forbidden to flush anything other than the toilet paper (provided) down the toilets. Garbage bins are available in the bathrooms for your used sanitary items. Failure to comply with these requirements may result in additional costs. 3. Indoor fireplace • The interior fireplace is available for the use of the renter but should never be left lit without supervision. You must bring your starter wood and paper. • The use of the air conditioner and the fireplace at the same time is prohibited. • Be sure to supervise young children around the fireplace, as the surfaces are very hot. • Please avoid making a fire on the day of your departure to make it easier for us to clean the home. 4. Outdoor fireplace • Outdoor fires are only permitted in the outdoor firepit provided for this purpose. The wood on the deck is reserved for the interieur fireplace and cannot be used for the outdoor firepit. • It is forbidden to cut down trees or branches to make a fire. Only locally purchased wood is acceptable. Help us protect our forest by not transporting wood with parasites from another region. • Before using the outdoor fireplace, the renter must ensure that outdoor fires are permitted according to SOPFEU Go to the "stay informed" tab and select “restrictions in effect” to check on the map if a ban is currently in effect. 5. Spa use rules • The renter is responsible for keeping the spa water clean and clear during his/her stay. Failure to do so will result in $100 being withheld from the security deposit for draining and re-filling. • To avoid water contamination, users should take a shower before entering the spa. • The renter is responsible for pouring the oxidizing product (supplied) into the spa, in accordance with the specified quantities and timings. This will be explained to you when you arrive. • Smoking or eating in the spa is strictly forbidden. 6. Water activities • The nautical equipment (PFDs, paddles, etc) available at the cottage should only be used on Lac Lise via the private beach access or dock. Transporting and using them on another body of water is prohibited. • If you bring your own nautical equipment, you are responsible for cleaning it before placing it in the water to avoid contamination of the lake. • The wearing of lifejackets or other PFDs is mandatory when enjoying boating and other nautical activities (lifejackets are provided for this purpose). • There are risks associated with the practice of swimming and other nautical activities. It is not advisable to use boats if you cannot swim. Children should never be left unattended. • The owner will not be responsible for any accidents and injuries, including death, that may occur as a result of the use of nautical equipment. 7. Special Measures (Covid-19) • A disinfectant dispenser is available at the entrance to the Cottage and soap dispensers are available at the kitchen and bathroom sinks. • The Cottage is cleaned by the cleaning staff between rentals. • Cleaning equipment is made available to you so that you can carry out the general cleaning of the Cottage during your stay. We ask you to please wipe down high-touch surfaces before you leave to protect our cleaning staff. • We comply with the health guidelines regarding rental properties: 8. Before leaving the premises Before leaving the premises, the renter agrees to: • Leave the sheets on the beds (however do not make the beds). • Wash the towels and put them in the dryer (make sure to turn it on before you leave). (Otherwise, a $50 fee will be deducted from your security deposit). • You must wash the dishes and put them away (the dishwasher must be empty). (Otherwise, a $50 fee will be deducted from your security deposit). • Place waste in designated outdoor garbage and recycling bins. • Close and lock windows and doors giving onto the outside. • Turn down the thermostats on the second floor to 15 degrees. • Turn off the air conditioning in summer. • Lower the temperature of the spa to 95 degree sand secure the spa lid. • Put away outdoor furniture and do not leave garbage (aluminum, beers, cigarettes) in the outdoor fireplace. (Otherwise, a $50 fee will be deducted from your security deposit). • Clear snow from in front of the doors if it has snowed. • Close the fireplace and the chimney damper. • Please let us know if there is anything missing from the Cottage such as condiments, toilet paper, aluminum foil, etc. • Arm the alarm system. 9. Legal provisions • This short-term rental contract can only be amended in writing following agreement by all parties. • If any of the provisions of this contract are to be found null and void, the validity of the other terms and conditions will not be affected. • In the case of any provision in this contract being declared null and void, the parties will seek to reach an agreement that is as close as possible to the economic objectives of the parties in this contract. • This document will be governed and interpreted in accordance with the laws in force in the province of Quebec and in Canada. • The owner cannot be held responsible for any accident, injury or illness that may occur during the stay due to the fault or negligence of the renter or his/her guests. By accepting this booking, the renter and his/her guests accept the risks associated with their stay at the Cottage. • The owner cannot be held responsible for the theft or loss of the renter’s property or money during the stay, or of that of his/her guests.
